Work starts on 16 new homes in the village of Lewannick

Coastline Housing and First Step Homes have started work on a development of 16 properties in the village of Lewannick, near Launceston.

The homes, a range of 4-bedroom, 3-bedroom and 2-bedroom houses and bungalows, will be a mixture of rented housing and shared-ownership (part-buy, part-rent) for people looking to get a foot on the housing ladder.
The scheme, being developed at a total cost of £2.3million, has been made possible largely thanks to funding of over £1million from the Homes and Communities Agency and £100,000 from Cornwall Council.

Robert Nettleton, Chief Executive of Coastline Housing, said: “Coastline is delighted to be providing much needed affordable homes for local people in Lewannick. We have worked closely with the Parish Council, Cornwall Council and First Step Homes over the past 18 months to ensure that the development responds to the requirements of the village and the immediate surrounding area.”

Lewannick Parish Council Chairman John Newbury, Councillor Philip Parsons and Coastline’s Chairman Dr John Lander had the honour of officially kicking off works at the site during a ground-breaking ceremony in the village.

Suggestions for names for the completed development were thrown open to local villagers via a poster campaign asking for ideas and an impressive 14 suggestions were received. In the end, the name Harpers Meadow was chosen, so-called because a gentleman called Eddie Harper apparently once owned the land the homes are being built on.

Future residents of the homes will be required to have a local connection to Lewannick or neighbouring parishes South Petherwin, Lezant, North Hill, Altarnun, Trewen or St Thomas. This will ensure that the houses go to local people in housing need.

The homes will be built to the Code for Sustainable Homes Level 3. This energy efficiency standard has to be attained by all grant funded new affordable homes and can included items such as solar panels and radically improved levels of insulation, all of which means reduced future running costs for customers.

Air Source Heat Pumps (ASHPs) will also be used at this development. These provide an energy efficient solution to providing heating and hot water in areas without mains gas.

Recycling and conservation will be encouraged at Harpers Meadow through the provision of water butts and compost bins, and all properties will have secure bicycle storage and allocated parking spaces.
